Entheon Carriage House, Wappingers Falls, New York
Addition and gut renovation to existing 3-story farm carriage house for use as a religious retreat facility. Significant reconfiguration of existing exterior masonry walls and heavy timber framed floors, and total re-structuring of roof with steel for support of heavy, aesthetic, cementious panels.
33 East 20th Street, New York
Major renovation to existing four-story landmarked building 25'x100'. All floors removed and replaced, full depth basement installed (12' (±) underpinning), rear of building extended 25’, new fifth floor added, front exterior wall completely re-built.
245 West 14th Street, New York
New twelve story building, 40,000 sq.ft. total area, adjacent to “L” subway train. Structural system - concrete frame on mat foundation.
202 8th Street, Brooklyn
New twelve story building, irregular shape, with a full depth cellar and roof terrace - 50,000 sq. ft. total area. Structural system - concrete frame on mat foundation.
618 Washington Avenue, Brooklyn
New seven story building, irregular shape, 11,500 sq.ft. total area. Structural system - steel frame with composite deck on conventional concrete spread footings.
2158 Atlantic Avenue, Brooklyn
New six story building, 35,000 sq.ft. total area. Structural system - concrete form deck on light gage c-joists spanning between steel beams and cmu bearing elements, all bearing on a complicated pile and grade beam foundation.
744 Greenwich Street, New York
New six story building, irregular shape - 12,000 sq. ft. total area. Structural system - concrete frame on mat foundation.
163 Charles Street, New York
New ten story sliver building (20'x100’ with setbacks) - 12,000 sq. ft. total area. Structural system - steel frame and composite deck floors on de-watered mat foundation.
Affirmation Arts Limited - 523 West 37th Street, New York
Major renovation to existing three story 50'x100' commercial art studio. New fourth floor added, 20’ extension at rear, full structural renovation on interior and exterior - very modern design. Structural system – marriage of existing masonry and timber to new concrete, steel, reinforced masonry, light-gage steel framing and wood framing.
2279 and 2283 Third Avenue, New York
Two new seven story buildings - 70,000 sq. ft. total area. Structural system - steel frame and composite deck up to third floor level, cmu + precast plank above, on mat foundation.
One Chelsea Plaza, Great Neck, New York
New four-story residential building with cellar level parking – 30,000 sq. ft. total area. Structural system – steel frame and composite deck floors on conventional concrete foundation.
802 9th Avenue, New York
New 6-story building 17’x55’ built adjacent to and over existing four-story townhome. Two buildings married for continuous floor use. Structural scheme - marriage of existing masonry and timber to new concrete, steel, reinforced masonry and wood framing.
314 West 115th Street, New York
New four-story building in Harlem (17’x65’) utilizing existing masonry party walls on each side.
119 Chambers Street, New York
Major renovation to existing five-story commercial loft building (25’x70’). Gut rehabilitation of existing floors including basement and cellar with new penthouse and various mezzanines added. Structural scheme - marriage of existing masonry, steel and timber to new concrete, steel, reinforced masonry, light gage steel framing and wood framing.
45 John Street, New York
Addition of 3 stories to existing turn of the century 12-story building (7,000 sq. ft. per floor). Design involves a new steel frame and concrete deck system along with reinforcing of existing structure and foundation.
6-10 East First Street, New York
Conversion of existing 6-story theatre/parking garage (3,700 sq. ft. per floor) to residential space. Gut rehabilitation of floors, addition of new penthouse, lowering of cellar/underpinning. Structural system – marriage of existing masonry, steel and concrete to new concrete, steel, reinforced masonry and light-gage steel framing.
390 Wythe Avenue, Brooklyn
Major renovation to existing block-wide six-story factory building (80’x90’) for conversion to residential use. Addition of 7th floor, 8th floor, and roof deck, stair and elevator core, balconies, cellar parking, and “cut out” of existing building corner for exterior patio at base level.
199 East 76th Street, New York
Full gut rehabilitation of existing 5-story corner commercial and residential building (all floors removed and re-framed). Existing masonry wall removed on two street façades for open storefront, but remains above. New 5-story extension built on one side.
58 N. 6th Street, Brooklyn
Major renovation to existing town home style performance and recording studio building including full replacement of floor structures to accommodate new “floating” sound rooms.
Restaurant and Gallery Space Renovations:
Numerous structural renovations to existing commercial spaces in preparation for new restaurants and art galleries. Work generally involves storefront, new stair access between floors, bearing wall openings, changing floor elevations, support of new HVAC units and kitchen equipment.

Queens Public Library, Queens, NY
Additions and renovations to numerous QPL branches including Flushing, Rego Park, Lefferts Blvd., Sunnyside, East Elmhurst and Broadchannel.
Riverdale Neighborhood House, Riverdale, NY
Addition of double-height recreation space and exterior terrace to existing single-story school and community center.
Columbia Presbyterian Hospital, New York, NY
Renovations to numerous areas of existing hospital complex including Mailman School of Public Health, Harkness Pavilion, and Millstein Pavilion.
Good Shepard Services, NYC
Gut renovations to commercial properties on Linden, Blvd. (Brooklyn) and Morris Avenue (Bronx) in preparation for battered women shelters.
Dalton School, New York, NY
Renovations to numerous areas of existing private school including new music pavilion, commons area, and dining area. For each renovation team worked to complete construction in very condensed summer schedule.

Installation of new mezzanine surrounding performance stage within existing theatre space.
